全聯房地(di)產(chan)商(shang)會秘書長趙(zhao)正挺在致(zhi)辭中(zhong)表示,商(shang)業(ye)地(di)產(chan)是區(qu)域經濟發展(zhan)的(de)重要支撐和載體,隨著疫情(qing)的(de)管(guan)控和國民經濟長期(qi)向好的(de)趨(qu)勢發展(zhan),商(shang)業(ye)地(di)產(chan)開發投資額(e)以(yi)及銷售租賃活躍度提升,市(shi)場復蘇勢頭強勁,預計未來(lai)將進入穩步發展(zhan)階段(duan)。
為推進商(shang)業(ye)地產(chan)(chan)市(shi)場高(gao)質(zhi)量發(fa)(fa)展(zhan)(zhan),趙(zhao)正挺提出(chu)三(san)點(dian)建議,一是大(da)力發(fa)(fa)展(zhan)(zhan)服(fu)務業(ye),刺激寫字樓市(shi)場的新增需求釋放。二是大(da)力發(fa)(fa)展(zhan)(zhan)數字經濟,通過數字經濟促(cu)進服(fu)務業(ye)發(fa)(fa)展(zhan)(zhan),加快商(shang)業(ye)地產(chan)(chan)閑置資(zi)源(yuan)去化速度。三(san)是整個城(cheng)市(shi)一盤棋,政(zheng)策保持靈活性,需要因地施政(zheng)或(huo)因“區(qu)域(yu)”施政(zheng),打(da)破行政(zheng)區(qu)之間阻礙企業(ye)流動(dong)或(huo)擴張的各種限制和束(shu)縛,緩解(jie)產(chan)(chan)業(ye)發(fa)(fa)展(zhan)(zhan)和寫字樓供給錯配的問題。
REICO工作(zuo)室(shi)博士劉琳在開(kai)幕演講中就房地(di)產市場(chang)形勢和政(zheng)(zheng)策(ce)進行深入解(jie)讀(du),她(ta)表示,2021年(nian)(nian),中國房地(di)產市場(chang)經歷了上半年(nian)(nian)的火熱,到7月份的驟(zou)冷,再到年(nian)(nian)底觸(chu)底企穩(wen)信號的釋(shi)放。未(wei)來,房地(di)產市場(chang)將平穩(wen)運(yun)行,一是因(yin)為(wei)宏觀調控政(zheng)(zheng)策(ce)保持穩(wen)增長,謹慎(shen)出臺收縮性(xing)政(zheng)(zheng)策(ce),有利于房地(di)產市場(chang)發展;二是因(yin)為(wei)整個房地(di)產行業的調控政(zheng)(zheng)策(ce)保持連續性(xing)和穩(wen)定(ding)性(xing),支持住(zhu)房需求(qiu)(qiu);三是因(yin)為(wei)市場(chang)端(duan)供(gong)給下降需求(qiu)(qiu)穩(wen)定(ding),供(gong)求(qiu)(qiu)關系會逐步完善(shan),房價(jia)趨于平穩(wen)。
丹(dan)麥科(ke)技大(da)學博士黃俊(jun)鵬分享了雙碳(tan)戰略下商業地產(chan)的挑戰與機(ji)遇。他(ta)表示,大(da)型(xing)辦公建(jian)(jian)筑(zhu)(zhu)(zhu)是能(neng)耗大(da)戶(hu)、碳(tan)排放大(da)戶(hu),尤其是運行階段的碳(tan)排放,占建(jian)(jian)筑(zhu)(zhu)(zhu)全(quan)生(sheng)命(ming)周(zhou)期(qi)的92%以上。大(da)型(xing)辦公建(jian)(jian)筑(zhu)(zhu)(zhu)實現減排包括四大(da)途徑:提(ti)高(gao)建(jian)(jian)筑(zhu)(zhu)(zhu)能(neng)效,降低(di)建(jian)(jian)筑(zhu)(zhu)(zhu)運行能(neng)耗;提(ti)倡建(jian)(jian)筑(zhu)(zhu)(zhu)產(chan)能(neng),增加可再生(sheng)能(neng)源占比(bi);全(quan)面電氣化;智慧運維。
